Experienced Building Designers
The Roy Hodgson Design team has an experienced background including Contracts Administration, Civil and Structural Engineering and is experienced in all parts of the building design process, Council planning and building permit applications, residential design, construction documentation and construction processes and techniques.
In additional to this we are compliant with all the relevant codes and acts, including: Building Code of Australia, National Construction Code, Victorian Building Act, ResCode, 6 Star Thermal Energy Efficiency Rating and various Planning Schemes.
Designing your home – the design stage
When we work with you to design your home, the first thing we do is it to sit down with you to understand your ideas and vision.
When we develop your design, we look to learn about your preferences in design style. We’ll take you through our database of houses we have designed, to help you feed your own ideas and show you the practical application of the design.
When we’re finished with the design stage, you will have a floor plan design for your house, possibly a 3D perspective of the project and the required elevations.
Designing your home – the planning process
Planning is one of our biggest strengths. The team at Roy Hodgson Design have many years experience in understanding and navigating the laws governing urban development projects. We assess the local planning scheme and research the zoning. We will look at the current land use regulations and the other complex code regulations, and take these into account when planning your building project. We will assist you to navigate through all of the legislative requirements; be they a heritage overlay, a bushfire management plan or the requirement for a 6 star energy rating.
Designing your home – the construction documentation
Here’s where we produce your Working Drawings of your building design – the final step before your house design can be submitted for pricing from a builder. This is a full set of building design drawings and specifications, to ensure that your building is accurate to your original design and any changes that you might have requested. This part of the design process may include architectural documentation, consultation with relevant authorities, coordination of any other consultants that may be needed for your project, interior design, discussion with a cost consultant where applicable, and submission of the full set of completed and approved documents for Building Approval.

When we first start working with you, we use the plans, contract and specifications we create together to establish the scope of the building project. Then, we produce an estimation and a budget for your project.
Before construction begins on your new home, we produce a schedule, ensuring that each different stage of the project is fully planned.
If any changes need to be made during the building process, we document each agreed variation and update everything connected to it as well – the schedule, budget and anything else. We attend to builders RFI’s and progress claims.
