The client brief outlined construction of 19 new beds however Roy Hodgson Design exceeded their expectations by designing the extension with 38 new beds, site preparation works required for the extension, infrastructure service upgrades and back of house services integration, upgraded landscaping, additional car parking provisions and pedestrian access ways. Whilst maintaining warm friendly homelike environment with additional dinning room, kitchen and two lounge areas.

Opal Gillin Park is situated in a General Residential Zone (GRZ). The site is an irregular allotment of 6.31 ha. In responding to the design requirements needed to take into consideration the Development Plan Overlay (DPO). The land also is part of an area of Aboriginal Cultural Heritage Sensitivity, due to its location to the Hopkins River.

Roy Hodgson Design has ensured that the design of the aged care facility is future proofed to cater for the emerging high care market and strikes the balance of being domestic and non-institutional in character, yet appropriate for high care residents.

It consists of an extension to an existing wing and 2 additional wings. A total of 38 bedrooms with ensuites over one level provide comfortable, well-appointed additional resident accommodation.  Natural light will be provided to each resident room through extensive glazing. The resident bedrooms are serviced by a kitchen with adjoining dinning room and two new lounges, in which residents can relax and socialise and enjoy garden views. All these wonderful new spaces are linked by wide corridors connecting to the existing facility in a seamless extension.

Outdoor space has also been maximised, with the design and implementation of new landscaping and two new internal courtyards.

The final result ensured that Opal Gillin Park maintained its tranquil gardens and its friendly and inviting atmosphere.

Also providing the staff with the facilities to ensure they maintain the highest possible quality of life with ease.

Opal Gillin Park has a number of generous accommodation options and living spaces to maintain a high level of privacy and comfort. Roy Hodgson Design has taken this into consideration in their design to ensure that this continues.

Town Planning Application was submitted on 30th January 2018 and after a number of discussions it was decided that advertising was not required. Currently seeking consultants for the specifications of Mechanical, Electrical, Hydraulic, Fire Protection, Section J BCA Reports and Form 1507 Certification for this project.

Roy Hodgson Design is very happy with this result and is pleased to be working this publicly listed client on a large regional site on which our experience and practised eye has yielded our client twice the number of beds initially anticipated.
